Sandpiper Condominiums is located on the east coast of Florida over-looking the Atlantic Ocean. It is a 7 story, 84 unit condominium built in 1972. Since then it had deteriorated over its life span to the point of requiring radical structural repair. This was due to lack of maintenance and infiltration of saltwater into the concrete decks causing corrosion to the reinforcing steel bars, columns, and beams. ASD provided extensive structural renovation design along with threshold inspection services and coordinated with a team of consultants to remove and replace all balconies, stairs, and the roof system. Advanced Structural Design created the construction drawings and specific repair methods for different type of structural deficiencies such as in masonry, concrete, steel and utilized special concrete and steel products and epoxy bars. Through out the construction phase ASD provided threshold inspection with an ASD representative assigned to the construction field whom worked closely with the general contractor and sub-contractors during the structural repair and additions. This ensured the accurate implementation of the construction documents and also helped to resolve the unforeseen construction issues promptly, which in return helped to complete the job on time and in budget. This extensive renovation brought a dated condominium project into the 21st Century with a new Mediterranean image.
